Rent can be paid online through the tenant portal with debit card or EFT. We also accept cash and money order in the office. Rent can also be paid through Zelle.
We offer a 5-day Grace Period, rent paid after the 5th of each month will be charged a late fee.
If rent is not paid by the expiration of the grace period, a late fee will be applied to the account. A 5-day notice of non-payment will also be issued.
Yes, we require all tenants to sign up for their tenant portal, and rent can be paid through the portal.
Partial payments may be accepted, however the late fee will still be applied if rent is not paid in full by the expiration of the grace period.
We do not offer payment plans; we may enter into a payment arrangement in lieu of eviction.
Automatic payments can be set up through the tenant portal.
Returned payments will be charged a $50 NSF fee as well as the $50 late fee.
Yes, if payment is made in the office, you will receive a physical receipt, if paid through the portal you will receive an emailed receipt.

Yes, the tenants are responsible for changing the HVAC filters. If the tenants fail to change their filters resulting in damage to the HVAC system, the tenant will be responsible for repairs.
Tenants are responsible for lawn care and snow removal on all single-family dwellings. If you reside in a multi-family dwelling the owner will provide this service.
No, all repairs need to be made by the maintenance company.
Maintenance will enter if you are not home in the case of an emergency, or if you authorize them to make entry while you are not present.
If a tenant causes damage even if accidentally they will be charged for the repair.
Prior to moving in, tenants must transfer any applicable utilities into their name, and make sure first month's rent and deposit have been paid in full.
You will receive keys the same day as lease signing or the start date of the rent billing period.
If the unit is ready to go, tenants may pay prorated rent to move in early.
Utilities are property dependent but usually ComEd and Nicor (electric and gas).

If a tenant needs to break their lease they will forfeit their deposit and may be responsible for rent until the property is re-rented or the expiration of the lease, whichever comes first.
If a tenant would like to transfer to another property, a property inspection will be conducted to ensure that no damage has been done and the unit has been kept up with. If the property passes inspection then the tenant will be eligible to move to another property.
No, pets are not allowed.
Emotional support animals and service animals are permitted with proper documentation.
Smoking is not allowed inside of any property.
No alterations or paintings are allowed to be made by tenants.
Satellite dishes must be installed in the yard, they cannot be fixed to the roof of the property. Cameras may be installed, however any holes or damage caused by installation will be the tenant's responsibility to correct.
Guests are allowed to stay for 1 week unless otherwise authorized by management.
Guests can park in designated guest parking, driveways or on the street.
No commercial vehicles are allowed to be parked or stored on the property.
Management will tag the vehicle, if the vehicle is not moved within the specified time frame it will be towed.
For single-family dwellings the owner pays the first $50 of the water and sewer bill, any overages are billed on the tenant ledger. For multifamily dwellings, the owner includes water, sewer, and garbage.
Tenants will need to contact the appropriate utility company and set up their account to start on the same start date as the lease.
Tenants are responsible for all internet and cable services.
Quiet hours are determined by local ordinance.

Photos will be taken of all rooms, storage areas, mechanicals and exteriors. All damages will be documented with photos.
Lease will be renewed 30 days prior to expiration of lease.
Notice to vacate will need to be given 60 days prior to expiration of lease.
All appliances must be clear of grease build up, food, and debris. Rooms should be swept, mopped, or vacuumed. All personal belongings should be removed from the premises.
A deposit deduction sheet will be provided within 30 days of move-out. Deposit return will be issued within 45 days of move-out.

Yes, a move-out inspection should be performed with management prior to keys being turned over.

If additional keys are available in the office, tenants can request a copy for $5 apiece. If locks need to be changed, tenants will be billed up to $75 per lock.
We recommend contacting the police to report suspicious activity, this can also be reported to the main office.
An electronic copy of your lease is emailed to you at the time of lease signing, you can also access your lease through your tenant portal.
Mail from a previous tenant should be given back to the mail carrier to be returned to sender.
